HIP Content

The Required Documents that MUST be in the HIP are:

Document	Description
The Pack Index	details the contents of the pack
The Sale Statement	address of property to be sold who is selling the property whether the property is freehold or leasehold whether the title is registered or un-registered whether the property is being sold with vacant possession
Property Register and Title	brief description of the property and if it is leasehold or freehold. For leasehold it should state the number of years remaining. title plan showing the boundaries of the property
Energy Performance Certificate	tells you how energy efficient the home is on a scale of A-G
Property Information Questionnaire	series of questions about the property to be completed by the vendor
Searches	local authority search drainage and water search

For leasehold property a copy of the lease must also be included

Your property can be marketed before the searches have been included in the pack, but must not be marketed before the EPC and PIQ have been completed.
